Mike represented us this year on a single family sale and also our purchase of a condo. He worked with us and made many helpful suggestions on offering and asking prices that gave very good results for us. The purchase was well under asking and our sale well over list. All paperwork was handled very professionally. Mike is very knowledgeable. We contacted several potential agents and were impressed with Mike's credentials. He is a licensed real estate broker and Realtor, with his own office and with years of experience. After meeting with him we were impressed by his listening skills, knowledge and sensible approach. We asked him to help us think through what was needed and appropriate to be done to our house to get it ready to sell. As a result of these conversations, we decided not to do any major internal remodeling, but focus on items of deferred maintenance and exterior cleanup. This was mainly because comparables in the development indicated that we would not be able to add significant value with a major (expensive!) remodel. While this project was underway, we saw a recently remodeled condo listed for sale and contacted him to show it to us. We fell in love! It had been basically stripped to the studs and rebuilt. The condo is a lower floor corner unit, nicely shaded in summer by the well-kept landscaping. It was also listed at significantly over other units in the complex. Again, Mike was helpful in discussing offer options with us. We made an all cash offer well below list and also below our max (still well below list). The process involved counter offers and the knowledge that the owners were considering another offer. We came back with a 'best and final' at our max and got the place! I'm sure Mike's negotiating skills helped get us there. When it came time to list our house for sale, Mike suggested we list it at the max that I thought we could get, with the idea that we could always reduce price. His insight into what was going on in the market was amazing. We got over ten strong offers in three weeks and ended up selling for all cash at more than 10% over list L. Hartsough
